A simple letter or phone call can result in millions of dollars


 Here's a  easy, fool proof, and can be duplicated way to raise money for all your real estate deals that  anyone can do.
You should have developed a local network by now. In this  network, there should be agents, investors, bird dogs, attorneys, money guys, rei members.....anyone that has anything to do with investing.
You should stay in touch with this network  of people by phone or via email.  Tell
then what you are doing, keep them posted on local market conditions, tell
them about the deals that are taking place by doing this you are creating credibility.
Your email could read something like this


Hello John , I just wanted to let you know I have an opportunity available  for you to invest/partner  with  me on a deal.  If you would like  to do this  deal with me and you have the available funds would you please contact me.




This is the best way to see if you can raise thousands then millions of dollars.  This is a very effective way to start making contact with those who may help your are those who may know others who will.
This is a very logical way to move forward in your investing efforts.   That small letter is not hard to write and it is easy to understand how to correctly apply it, by starting to do simple steps  you will be very successful and profitable!!!!!!

What is Private Money?

Private money is a term used in banking and finance. It refers to lending money to a company or individual by a private individual or organization. While banks are traditional sources of financing for real estate, and other purposes, private money is offered by individuals or organizations and may have non traditional qualifying guidelines. There are higher risks associated with private lending for both the lender and borrowers. There is traditionally less "red tape" and regulation.
Private money is usually similar to the prevailing rate of interest or it can be very expensive. When there is a higher risk associated with a particular transaction it is common for a private money lender to charge an interest rate above the going rate.

What is Transactional Funding?

Transactional funds are used for intermediate funding in short sale and foreclosure real estate flips. This funding is same-day financing and the property will close to your end-buyer.  You only want to use transaction funds to complete the sale to a traditionally qualified or cash buyer. The buyer's funding is what repays the transactional funds.

Step 1

Find a REO Property usually through a Real Estate Agent or Banker.

Step 2
Transactional funding should take care of the  cost,  which is closing costs and any secondary closing costs for which you the buyer will be responsible for.  You need to know  the terms of the transactions; there is usually a  30 day holding period, this may not qualify  as transactional funding but it may be able to become a transactional deal.

Step 3

Go to Google and locate a transactional lender in your state. Tell the lender the type of deal you have so that the lender can determine the terms and conditions, including fees for the transactional funds.

Step 4

You should always have a list of  end-buyer for  any  property.  This will speed up the process for the transactional funds  being approved.

Step 5

The lender will give you a proof of funds letter. This letter is a pre-approval letter showing how much funding is available for the period of time and for the property you will purchase.  Some banks have 30-day holding requirement , you may need to put 20% down to use as earnest momney to secure the reminder  of the funds.

Step 6

Now you are ready for the  double closing providing there is no holding period required by the bank. A double closing transfers title on the same day, first from the bank to you and then from you to the end-buyer. If you need a title company that is well versed in these transactions, ask your transactional fund representative for a referral.

A few years back, my buddy and former business partner,
Patrick (a young investor who lives in Charleston, SC, and
I were looking through the public records. 
 
The public records are a magical place :-)
 
He actually just recently (3 weeks ago) pulled a really targeted
list from the public record for a motivated seller mailing... sent
out 300 letters... got a crazy 16% response rate (people calling
him)... and he closed a deal netting them $10k+ in less than a
week. 
 
Thats a story for another day though :-)
 
But, it's just to say that when you know how to look strategically
in the public records, what to look for, what to avoid, and how
to contact people... 
 
... public records are powerful. 
 
So, back to private money. 
 
One of the fastest ways to find local people who are lending
their own money to real estate investors for deals is through

the public records (when you do it right).
