Do the "Fix and Flip
Buy a distressed property with at least 30% equity, and then obtain a hard money loan for the purchase price, holding costs and rehab budget.
Then rehab the property and sell it quickly for a profit!
Is it that easy? Well, it helps to know the area, who's buying there and what sells when you're rehabbing a property.
But yes, it's pretty much that easy to fix and flip!
